The DVC selling process.


The process of listing and selling is easy.  All the work is left up to us. First thing you do is give us permission to sell your membership for you by returning the signed documents. You can receive these documents here on this page. We then advertise on our website and other methods including internationally. We will produce a legitimate buyer for your ownership. When an offer is made, we present it to you. You have the option to accept, counter or decline. Once all parties have agreed to the offer,  we prepare the contracts and you will receive them in your email. Both buyer and seller return the signed documents to us via fax or email scan. We will submit all signed contracts to Disney for their Right of First Refusal. Once approved, the final documents are sent to you by our title company and the buyer pays the closing costs. All monies are disbursed by a licensed, bonded and insured title company in the manner you instruct. DVC to Sell, Open Listings with "No up front fees"


Please do not pay any company up front fees to market your ownership. A legitimate  DVC re-seller would never do this.

Companies that do not offer an "Open" listing will restrict your ability to sell and charge you a penalty, if you remove the listing for any reason. We do not do this. We only earn when we produce a legitimate buyer who has signed a contract and sent a deposit to the title company.

When choosing an Agent for your DVC needs, please consider:
 "I will list my DVC ownership with you because you gave me the highest price for my listing"
In the DVC Resale market, this is known as "buying a listing" and is employed by shortsighted agents who are more interested in themselves than they are in you. However good it works as a short-term "sales tactic" in getting your listing, it is an extremely poor strategy. This sets up disappointment when offers are made that are more in line with the ROFR.
Besides, pricing your DVC too high will only make similar contracts for sale look that much better. Overpricing helps sell those ownerships, not yours.
"I don't need references. I'm a good judge of character."
A snap judgement isn't good enough. You also need to determine if the agent is competent and the best way to do that is to check up on references, Better Business Bureau Report and the agents Dept. of Professional Regulations history.
 "I'm going to list with the agent who has the lowest commission."
You get what you pay for. Paying a cut-rate commission will often get you the service you pay for.
Realize that agents and real estate companies that do not charge up front fees put up their own funds to market and advertise your DVC ownership. Marketing and advertising costs money -- the lower the commission, the less incentive for an agent to put up his or her own money to market your ownership.
Incentive plays a very important role in sales. A "full service" agent earning a full commission will often "drop everything" to handle any challenges that come along - an agent earning a small commission does not have that same incentive.
Finally, negotiating ability is an important skill in a listing agent. Are you willing to put your faith in an agent who can't even negotiate his or her own commission?

 "All realtors passed the same test so they must know the same things."
Disney Vacation Club is a unique product in a specialized market.  Be sure you place your trust in an agent who is well versed in the DVC resale market including the ROFR process.
"This company has a store front in Orlando, so they must sell more ownerships."
Approx. 99% of all DVC resale ownerships are purchased via the Internet. Think about it, if you are in Orlando on vacation, are you going to spend the day trying to find an office in Orlando to do exactly what you can accomplish on your own schedule via the Internet.
Conclusion
The best agent is the one who will do the most effective job of marketing the property, negotiating the most favorable terms and conditions, and communicating with the buyer and seller to make the process as smooth as possible. In addition, the agent you choose must have a vast working knowledge of DVC and the complicated Right of First Refusal process.
