"Open listing" means we have to produce to earn our commission and there are no up front fees from sellers. We will provide you an Estimate of Value based on comparables, free advertising on our website and the best customer service in the DVC resale industry. You may use other brokers or agenices without cost or obligation to us, and there are no penalty fees for declining a full-price offer.
►How do you determine the Value of a DVC Ownership?
We perform a market analysis based on resort, size of contract, point availability, use year, and available listings that are being advertised to come up with the best price for procurring a sale. We will also provide weekly updates to keep you abreast of market conditions.
►How much commission do Jaki and Kinn charge?
Commission is 10% of the sale price, earned at closing and disbursed by a licensed title company.
►Who pays closing costs?
Closing costs are typically paid by the Buyer.
►Do I have to come to Florida for the closing?
No. Contracts and closing documents are sent via e-mail or fax. It is a very simple closing and we are here for the entire process.
►Are contracts contingent on Buyer's financing?
No. At closing, buyer funds are certified bank checks or wired directly to the title company. If the buyer is obtaining financing, they are typically "soft" approved before offers are presented.
►How long is the process?
The normal time frame is about 8 weeks from offer to disbursment of funds.
